Home Information Packs (HIPs)

It is now a mandatory requirement for all properties with three or more bedrooms that are placed on the market for sale to have a Home Information Pack (HIP). The HIP provides potential buyers with a set of prescribed information including an Energy Performance Certificate (EPC).

The Government has also just announced that as from 14 December 2007 properties that are placed on the market for sale with one or two bedrooms will also require a Home Information Pack (HIP).

The provision for first day marketing has been extended to 1 June 2008, meaning that a property can be marketed without a HIP provided one has been requested.

The pack includes:
  1. AN INDEX - Details the exact documents included in the HIP.

  2. A SALE STATEMENT - consists of a brief report summarising the property to be marketed. To include:
    • Address.
    • Freehold or leasehold.
    • Residential or commercial.
    • Whether the title is registered?
    • Name of person selling.
    • Whether vacant or tenanted.

  3. HOME CONTENTS FORM - Details of items included in the sale and what is not.

  4. HOME USE FORM - Questions regarding boundaries and shared rights of access.

  5. LAND REGISTRY TITLE - Official title document.

  6. LOCAL COUNCIL SEARCHES - Information held by the local authority.

  7. DRAINAGE & WATER SEARCH - Drainage and water supply arrangements.

  8. COPIES - Copies of any Building Regulations Certificates, guarantees or warranties.

  9. ENERGY PERFORMANCE CERTIFICATE – The assessment of the energy efficiency of the building

Sheldon Bosley will make all the arrangements necessary to ensure the provision of your Home Information Pack without delay.

What happens if my house is already on the market?
For properties marketed before 1st August 2007 the pack is not mandatory and as yet the Government has not specified a "drop dead date" for these properties to have a HIP. The Government has said it will "assess the need for a drop dead date in the light of experience in the market".

What will it cost?

Sheldon Bosley will also supply Energy Performance Certificate (EPCs) to the providers of the Home Information Packs.
